Developer plans 50,000 square feet of shopping space adjacent to new R'ville Super Wal-Mart; Six 'outlots' also available

The developer of a shopping area adjacent to the new Russellville Super Wal-Mart expects several stores to be open for business this time next year.

Glen Kinkade, developer with Midwest Retail Properties in Fort Worth, Texas, said Monday he anticipates the structure to be completed and stores open by the first quarter of 2006.

The Logan Crossing shopping center will have 50,000 square feet of retail space available in adjacent shops plus six 'outlots' averaging 1.47 acres each for businesses not attached to the strip mall.

He said a number of national businesses "shadow Wal-Mart," opening new locations when a Super Wal-Mart is built in a community.

Kinkade said he's getting a "tremendous response" from businesses which want to locate in Logan Crossing. He said they are national names shoppers will recognize, and that restaurants as well as retail shops will be included.

It's not uncommon for a community this size to get a shopping area like this, which should draw customers from a 30-mile radius, Kinkade said.

These shopping centers range in size from 10,000 square feet to 800,000, so 50,000 would be on the lower end of the size scale.

In a prospectus sent out to possible candidates, the population of Russellville is listed at 7,149 in a county of 10.6 square miles. The proximity of the Tennessee cities of Clarksville and Nashville is mentioned.

Logan Crossing is being constructed on the south side of the Wal-Mart property on 16 acres Midwest Retail Properties purchased from Barry and Kim Higgins of Russellville.

It has extensive road frontage on the east side of the U.S. 68-80 bypass near its intersection with Business Route 68-80 through Russellville (the Hopkinsville Road). A wooded area and the highway are between it and the offices of Dr. Charles Mathis and Dr. Rick Bailey, the building formerly known as Urgentcare.

Kinkade said the names of the stores and restaurants which set up business at Logan Crossing will be announced together, rather than one at a time.
